How to become a licensed loan officer.

The national path to a Mortgage Loan Originator (MLO) license runs through the NMLS. State requirements vary, but the sequence is the same. Here are the eight steps.

  1. 01

    Meet the basic requirements

    • Be 18 or older, with a high school diploma or GED
    • Be legally authorized to work in the U.S., with a Social Security number
    • Have no felony conviction in the past 7 years, and no felony ever involving fraud, dishonesty or breach of trust
  2. 02

    Create your NMLS account

    • Register as an individual in the Nationwide Multistate Licensing System (NMLS)
    • You’ll receive an NMLS ID, your license identity for the rest of your career
  3. 03

    Complete 20 hours of SAFE education

    • Take it through an NMLS-approved provider, online or in person
    • 3 hours federal law, 3 hours ethics, 2 hours non-traditional lending and 12 hours of electives
    • Completion is reported to NMLS automatically
  4. 04

    Pass the SAFE MLO test

    • A national test with uniform state content, scheduled through NMLS
    • A score of 75% or higher is required to pass
    • Our standard: ten or more practice exams at 80%+ before you book
  5. 05

    Complete the background and credit check

    • Authorize an FBI criminal background check (fingerprinting) through NMLS
    • Authorize a credit report review
    • Be ready to explain any derogatory items, bankruptcies or liens
  6. 06

    Apply for your state license

    • Submit the MU4 filing in NMLS for each state where you want to be licensed
    • Each state charges its own fee, in addition to NMLS processing fees
    • Some states require extra state-specific education. Confirm yours before applying
  7. 07

    Get sponsored by a mortgage company

    • Your license only becomes active once a licensed company, bank or broker sponsors you in NMLS
    • Only then can you legally take applications and be paid
  8. 08

    Maintain your license every year

    • 8 hours of continuing education annually: 3 hours federal law, 2 hours ethics, 2 hours non-traditional lending and 1 hour elective
    • Renew through NMLS during the November 1 to December 31 renewal window
    • A missed renewal makes your license inactive
Typical timeline: 30 to 60 days for a focused candidate. Education, testing, background, state and NMLS fees are set by third parties and change over time. Confirm current requirements and costs with the NMLS and your state regulator before you begin.
